By entering into this rental agreement, you (the "Renter") agree to comply with the following terms and conditions. This document serves as a legally binding contract between Store It All Stoke Ltd (the "Company") and the Renter, governed by UK law.

 

1. Rental Agreement

1.1 Minimum Term: The minimum rental period is one (1) month.
1.2 Deposit and Rent: A deposit equal to one month's rent is required at the time of booking, along with the first month's rent in advance. Rent for each subsequent month must be paid in full prior to the commencement of the new rental month. The payment due date will be agreed upon at the time of signing this agreement.
1.3 Late Payments: If rent is not paid by the agreed date, the Company reserves the right to suspend access to the storage unit until full payment is made. Continued non-payment will result in further action as outlined in section 9.

 

2. Termination of Agreement

2.1 Notice Period: To terminate the rental agreement, the Renter must provide one month’s written notice prior to the end of the agreed rental period. For example, if the rental started on the 4th of the month, the contract end date would be the 3rd of the following month.
2.2 Return of Deposit: The deposit will be returned to the Renter once the container has been inspected and confirmed to be in the same condition as it was at the start of the rental. The container must be left clean, tidy, and free of any damage or debris.
2.3 Photographic Evidence: Photographs of the container will be taken by the Company both prior to the rental and at the end of the rental period. Both parties will sign to acknowledge these photographs. Any damage identified at the end of the rental period may result in deductions from the deposit to cover the cost of repairs or cleaning.

 

3. Access to Storage Units

3.1 Opening Hours: Access to the container is available during the following hours:

  • Monday to Friday: 07:30 to 16:30

  • Saturday: 08:00 to 13:00

  • Sunday and outside these hours: By pre-booked appointment only.
    3.2 Check-In and Check-Out: Access to the unit is granted via a check-in and check-out process during the listed opening hours or by appointment. The Renter must pre-arrange access outside of regular hours. Phone lines are open from 07:00 to 20:00 daily for any access requests or queries.

 

4. Identification Requirements

4.1 Proof of Identity: At the time of booking, the Renter must provide two forms of ID:

  • A valid photographic ID (such as a driving licence or passport).

  • Proof of residence (such as a utility bill or bank statement, dated within the last three months).
    Failure to provide valid identification may result in the booking being refused.

5. Insurance and Liability

5.1 No Insurance Provided: The Company does not provide insurance for the items stored within the container. The Renter is solely responsible for obtaining insurance for their possessions.
5.2 Liability: The Company is not liable for any loss, theft, or damage to the Renter's property while stored in the unit, whether caused by fire, flood, theft, or any other event. It is the Renter's responsibility to ensure the unit is securely locked and maintained during the rental period.

 

6. Use of Storage Unit

6.1 Permitted Use: The storage unit must only be used for storing items. The Renter must not use the unit for any unlawful or prohibited activities, including but not Ltd to:

  • Storing hazardous, flammable, or explosive materials.

  • Storing perishable goods or living animals.

  • Engaging in business or residential activities inside the unit.
    6.2 Prohibited Items: The storage of illegal goods, firearms, ammunition, and any hazardous substances is strictly prohibited.

 

7. Condition of the Unit

7.1 Initial Condition: The container will be provided in a clean, secure, and usable condition. The Renter agrees to maintain the container in good condition throughout the rental period.
7.2 End of Rental Condition: Upon termination of the agreement, the Renter must return the container in the same condition as provided. Any damage, excessive wear, or remaining items left in the unit may result in additional charges being deducted from the deposit.

 

8. Right of Access

8.1 Emergency Access: The Company reserves the right to access the unit without prior notice in cases of emergency, such as for safety reasons or to prevent damage to the property or other containers.

8.2 Inspections:

  • Purpose: Inspections are conducted to ensure compliance with the Terms and Conditions, verify the unit's condition, and address any maintenance or security issues.

  • Notice Periods:

    • Standard Inspection: 7 days’ notice for regular inspections (e.g., quarterly) to check the overall condition and use of the unit.

    • Short Notice Inspection: 3 days’ notice for inspections prompted by specific concerns or observed issues.

    • Immediate Inspection: Immediate access in urgent cases related to safety or potential emergencies, with notice given as soon as possible.

  • Inspection Details: The Company will document the inspection process and report any issues to the Renter. The Renter will be given an opportunity to resolve any identified concerns.

9. Repercussions of Non-Payment

9.1 Late Payment Consequences: If the Renter fails to pay rent on the agreed date, the Company may suspend access to the container and its contents until the outstanding balance is paid in full.
9.2 Default on Payment: If the rent remains unpaid for 30 days after the due date, the Company reserves the right to take possession of the container and its contents. At this point, the container and its contents will become the property of Store It All Stoke Ltd.
9.3 Sale or Disposal of Contents: The Company may, at its sole discretion, sell, dispose of, or otherwise deal with the contents of the container in order to recover unpaid rent and any associated costs (e.g., cleaning, repair, or disposal fees).
9.4 Written Notice: Before taking possession of the contents, the Company will provide the Renter with written notice via email and/or post, giving the Renter 7 days to settle the outstanding amount. Failure to do so will result in the loss of all rights to the contents.

 

10. Abandoned Goods

10.1 Failure to Remove Goods: If the Renter does not remove their goods by the end of the rental agreement, the Company will consider the items abandoned.
10.2 Sale or Disposal: The Company reserves the right to sell or dispose of abandoned goods. Any costs incurred for storing, selling, or disposing of these goods will be charged to the Renter.

 

11. Non-Saleable Goods

11.1 Goods Not Suitable for Sale: If the goods left in the container are not suitable for sale (e.g., damaged, unsafe, or of no market value), the Company reserves the right to dispose of them at the Renter's cost.
11.2 Personal Data and Hazardous Goods: If the goods left in the unit are damaged, contain personal data, or are hazardous in nature, the Company may dispose of them without the Renter's prior permission. The Company will notify the Renter if such disposal occurs.

 

12. Unattended Items

12.1 Items Left in Common Areas: Any items left unattended in common areas or outside the Renter’s storage unit will be treated as abandoned. The Company reserves the right to immediately remove, sell, or dispose of such items at its discretion. The Renter will be charged for any costs incurred in moving or disposing of these items.

 

13. Breach of Agreement

13.1 Termination for Breach: If the Renter fails to comply with these terms and conditions, the Company reserves the right to terminate the agreement and take appropriate legal action to recover any unpaid rent or damages.
13.2 Removal of Items: In the event of non-payment or breach of contract, the Company reserves the right to remove and dispose of any items stored in the container at the Renter’s expense, following written notice as outlined in Section 9.

 

14. General

14.1 Governing Law: This agreement is governed by the laws of England and Wales.
14.2 Amendments: The Company reserves the right to amend these terms and conditions at any time. The Renter will be notified of any significant changes in writing.
